YHS provides premium house share accommodation for student and postgraduate tenants. Our mission is to provide more than just a “room”. With a focus on community and carefully placing tenants, we want to provide you with not only a home, but an environment to excel in your studies.
We are rapidly expanding across key locations in the Midlands with over 200 rooms looked after by our dedicated team, committed to delivering the best ongoing support and service.
Each YHS property has been renovated throughout to a hotel standard with premium interiors, luxury furnishings and fully serviced facilities.
Our room types range from standard double, deluxe double with ensuite through to his & hers suites.

A dedicated member of staff will be assigned and stay with you all the way from your initial enquiry to starting your tenancy journey.
We have a wide range of rooms available in key city locations, the first step is to identify a suitable location and property type. Our rooms range from standard double, deluxe double with ensuite through to his and hers suites.
You have the option to take on a property as a group or secure a tenancy on a room only basis.
If you are applying individually we will not only find you a suitable location, we will actively look to match you with other students with similar academic interests. Where possible we will also give you the opportunity to meet the current tenants on viewings.
Complete your digital application which includes referencing and affordability checks. Once approved you will be invited into the YHS community and access the YHS app. There are no fees whatsoever to pay until move-in date.
During working hours a member of the team will meet you at the property and provide you with the keys. We will take you on a tour of the property, allocated spaces and room(s).
An inventory will be completed at the time of moving in. We will be there to answer any questions you may have and guide you through setting up your account on the YHS app.
Our mission at YHS is to not only provide you with a room but to create a community. We have big plans to provide you with opportunities for events and meet-ups, stay tuned…
During your tenancy you will have access to the YHS app. Within the app you can access your key documentation, reach out through the live chat support and track your work order progress in real-time. You will also have the opportunity to manage your payments and balances all from your phone.

Yes, you can pay inline with student loans, annually, quarterly or monthly.
Absolutely nothing. To reserve your room/house for the next academic year all you need to do is complete the application process.
We have summer retainer options available should you wish to use the property to store your belongings during the summer months.
Deposits are payable after your application has been approved. This includes a 5-week damage deposit on or before move-in date. All deposits are held in a safety deposit scheme and returned to you in full at the end of the tenancy, providing no damage is caused during your tenancy.
